Pro-Fix turns houses into homes
FOLLOWING the
deluge of rain on
Saturday, September
6, 2008 not only
were hundreds of homes
flooded in Morpeth but
properties in the Derwent
Valley were also devastated
by floodwaters coming
from the River
Derwent rising to levels
never seen before. 
In particular two luxury bungalows both on the banks of the river were severely affected. Each house had up to 4ft of river water running through it at the highest point.
After hours of unsuccessful attempts to stop the river water from flooding in, the owners spent that evening with family leaving their homes to the elements. They returned on the Sunday morning to find their homes and properties devastated..
Having previously carried out
works to both properties in the past,
Pro-Fix was known to both owners
of these bungalows. We received a
call on the Monday morning with an
urgent request to attend these
properties. We arrived on site to
assess the damage which was very
extensive to say the least. After a
brief meeting with the insurers we
set about the task at hand; cleaning
out and stripping back both the
buildings to bare walls and floors;
quite simply gutting to ceiling
height as everything had to go due to
the contaminated river water.
Following the strip out works both houses were left standing from October through to the end of December allowing the walls and floor slab to dry out with the aid of special heaters and dryers. During the drying out process the insurers put the reinstatement works out to tender which we won competitively for both houses.
Building works started in early
January. All the floor joists were
renewed with additional insulation
added to improve the thermal
values; all underfloor pipe- work
was checked as were all the
electrical circuits before a
complete new floor was laid on the
joists; new windows and French
doors fitted, leaving the first fix
joinery to complete the first part of
works.
The next stage was plastering
and rendering; every wall in both
properties were done and all block
walls rendered. Following drying
out all the second fix joinery took
place with new woodwork
throughout, new kitchens,
bathroom suites and wardrobes
were all installed with the ceramic
tiling happening at the same time to
all the wet areas. Finally both
properties were fully decorated to
the clients’ choice from top to
bottom before a sparkle cleaning
and hand over.
The reinstatement works were completed within budget and ahead of schedule by a full week on both properties. This was down to the management, supervision and planning of Jimmy Maughan from Pro-Fix. Both the home owners’ and Profix would like to extend their thanks to Jimmy and his team for such a dedicated effort leaving a first class finish to both properties.
